A house can have beautiful photos, fresh paint, and a staged living room while hiding expensive problems that aren’t obvious at first glance.
That’s why I don’t just unlock doors.
When we tour homes together, I’m paying attention to the details that could affect your investment long after closing. I’ll point out signs of deferred maintenance, questionable renovations, drainage concerns, layout issues, resale potential, and anything else that deserves a closer look.
If I think something doesn’t feel right, I’ll tell you.
I’d rather help you walk away from the wrong house than help you buy a problem.
Every Home Should Be Evaluated, Not Just Admired
As we walk through a property, we’ll be asking questions like:
• Does this home truly fit your lifestyle and long-term goals?
• Has the home been well maintained?
• Are there signs of water intrusion, foundation movement, or deferred maintenance?
• Will the layout still work for you several years from now?
• Are there major systems that may need replacing soon?
• Does the property appear priced appropriately for today’s market?
• Will this home have good resale value when it’s your turn to sell?
Sometimes buyers fall in love with a home before they’ve looked at it objectively. My job is to help you slow down enough to make a smart decision.
Northern Michigan Is Different
Many homes in Northern Michigan have unique characteristics that buyers from larger cities aren’t used to.
Depending on the property, we may be evaluating things like private wells, septic systems, waterfront considerations, acreage, easements, seasonal roads, manufactured homes, or rural utilities.
Understanding those details before making an offer can save you thousands of dollars and a lot of stress later.
